Ocean View is a Sussex County town just inland from Bethany Beach, near the Indian River Bay. Its residential communities are largely single-family homes, many in planned developments.

Ocean View is an incorporated town along Route 26, directly west of Bethany Beach and next to Millville. Many homes are in planned communities with homeowners associations, so sellers often gather HOA documents and community rules before listing. Its location places beaches, the Indian River Bay and inland Sussex County within a short drive.

Bright MLS in Ocean View

Real estate agents searching the MLS can find your property and contact you using the contact information and showing instructions provided in your listing. Delaware listings are entered into Bright MLS, a regional MLS that serves New Castle, Kent and Sussex counties as well as neighboring states. The listing broker confirms the listing requirements that apply based on your property's exact address.

Your property information may also be distributed to Zillow, Realtor.com, and other real estate websites through MLS syndication and data-sharing arrangements. Each website independently determines which listings it displays and how the information appears.

Any buyer-agent compensation is negotiated separately outside the MLS. Compensation offers are not included in MLS listings.

Ocean View flat fee MLS questions

What MLS will my Ocean View property be listed on?
Properties listed through our Delaware service are entered into Bright MLS, subject to applicable listing requirements. Your listing details are confirmed from the property's exact address during broker review.
How much does a flat fee MLS listing in Ocean View cost?
Our featured packages are Standard at $149 and Premium at $188. MLS availability and listing requirements depend on your property's location. Contact us with your property address if you're unsure which package applies.
How long will my Ocean View MLS listing remain active?
Standard runs for 6 months and Premium runs for 12 months.
Are there closing fees or commissions to us when my Ocean View home sells?
No. Your flat fee is paid once, when you order, and we add nothing at closing: no closing fees, transaction fees or success fees.
How many photos can I include with my Ocean View listing?
Standard includes up to 25 photos and Premium includes up to 50 photos.
What if my Ocean View property belongs to a different MLS?
Delaware listings through our service go into Bright MLS. Whether a particular property can be listed is confirmed during broker review, so send us the address if you have any questions before you order.
How do buyers and agents contact me about my Ocean View listing?
Real estate agents see your contact information and showing instructions in the MLS and can reach you directly. Unrepresented buyers searching on consumer websites such as Zillow or Realtor.com do not see your personal contact information; those sites typically show the listing brokerage's contact information or their own inquiry forms. Buyers who call the brokerage's published number may be forwarded to you or have the call handled by the brokerage, while inquiries sent through a third-party site's own forms may go to agents on that platform.
